Located in NoMad, the latest trendy New York City neighborhood, 88 & 90 Lexington Avenue is a two building conversion that have been combined as one residential unit. NoMad, short for North of Madison Square Park, is a great location because of its proximity to other great Manhattan neighborhoods such as Union Square, Gramercy Park, Midtown, and Park Avenue South. This residence puts you at the heart of a quasi-Little India community with an excess of Indian cuisine at your doorsteps, including Kalustyan’s, the famed landmark for fine specialty foods. However, every cuisine you can desire is within walking distance of the building including Blue Smoke & Jazz Standard, Sarabeth’s, Eataly, Penelope, and the famous Pete’s Tavern in Gramercy Park.
The beauty of 88 & 90 Lexington is that they pair the old and the new as one development. The building at 88 Lexington is classic pre-war architecture built in 1927 and 90 Lexington, though it was built in 1958, has been completely stripped down to the steel beams and its façade rebuilt in modern glass and stone. Though the actual buildings have history and age, the interiors are completely cutting edge and modern.
All new mechanical systems, elevators, plumbing, centralized air- conditioning, and state of the art electrical and IT wiring make 88 & 90 Lexington 21st century modern. Wi-Fi thermostat control that can be monitored by your smartphone or computer shows how modern 88 & 90 Lexington has been built.
The residences at 88 Lexington offer pre-war room planning style while 90 Lexington has gallery like layouts with wonderfully large one room kitchen/dining/den layouts. Both buildings offer ceilings to nearly eleven feet. 88 Lexington has large windows throughout and 90 Lexington offers near-the-floor to ceiling windows. Both buildings have great natural light and outstanding views to match. About the views: In all directions you’ll have grand views. And you need not worry about a high-rise going up across the street blocking any of those beautiful views. With structures like the New York Life Insurance Building and the 69th Regiment Armory surrounding 88 & 90 Lexington, you are sure to have these views protected as you watch the ever-changing landscape of New York City from your window.
The designers have done an impressive job. First, the layouts are great. In the units, all have open kitchens with the dining areas and dens nearby. Always a great design for the family oriented who know that the kitchen is the heart of the home. One design detail worth noting is the way the designers extended the marble slab backsplash from the countertop to the ceiling. You don’t see this too often and centering a stainless steel ventilation hood within that space completes the space. But this is just a foreshadowing of this design aesthetic that the designers knock out of the park in the master bathrooms.
The master bathrooms are gorgeous. The three marble custom cut out shelves in the stand-up shower define craftsmanship and luxury. And similar to the kitchen the master bathrooms have a feature wall of travertine stone slab that is aligned with the vanity cabinet and extends into a recessed ceiling. This frames out the vanity and draws your eyes to the details of the lighting, chrome fixtures, and countertop. The vanity and soaking tub are made by WETMAR BiOTM, an eco-friendly thermo-insulating material made from a mix of natural ingredients. WETSTYLE has pioneered a recipe that uses soy and vegetable extracts to replace the petrochemical-based resins in use by the industry.
Another notable about 88 & 90 Lexington is the penthouses. The penthouses are still under construction, but I can tell you this. These are going to be some of the most spectacular apartments in all of Manhattan. The square footage of these penthouses are immense, and the outdoor patio space is equally grand. Combine the outdoor patio space with the unobstructed views of the city as mentioned before and you have a penthouse like no other.
This residence has great amenities like other luxury residences including a 24-hour concierge, gym with a yoga studio, resident lounge, children’s playroom, bike room and more. There’s even the personal cinema room with HD and surround sound system and a pool with a U-shaped design.
