CITIZEN 360

The Upper East Side’s Yorkville section is the home of a new ground-up condominium development nearing completion and called Citizen 360. Developed by Anbau and designed by SHoP Architects, it consists of 84 elegant units from one to four bedrooms which feature great design details. Residences are designed with five units per floor at the base, three units per floor in the middle, and tower units have two units per floor.

SPA-LIKE UNITS
The tower units start on the 25th floor and feature three to four bedrooms. An emphasis on tranquility abounds in the units since the interiors were designed by Irish spa designers Clodagh. These units also boast high ceilings at 10’ 6” offering plenty of natural light. The window glass is an attenuated sound glass (for noise suppression) and UV-blocking to create an urban respite in your home. Pocket doors throughout and the central A/C provide for even more tranquility and quiet in combination with the glass panes.

The kitchens are windowed with Italian smoked walnut custom cabinets throughout the eat-in chef’s kitchens. Porcelanosa tiles on the counters and backsplashes are designed to look more like wallpaper than tiles, a unique design detail. Top notch appliances like Bertazzoni and SubZero make for a luxury design. There are also wet bars in some kitchens to accommodate the wine storage. Some excellent features to note: Open shelves on both sides of the stainless steel range hood (which vents out) with under mounted LED lighting. It’s an excellent design detail that opens up the kitchen area. Recessed LED lighting is in all rooms. Another design detail that isn’t noticeable but noteworthy: all living rooms have two junction boxes to support different furniture layouts for illumination and ceiling fan options.

All bedrooms have en-suite baths and all three bedroom and up units have a large walk-in washer/dryer room with a huge utility sink. The master baths have honed Bateig Azul limestone floors with St Louis limestone walls. The tub has a great design detail as it is encased in Lacava stone and has a ledge for all bathroom essentials. But the element that steals the show is the custom Apaiser countertop that stretches almost the width of the bathroom and cuts through the glass wall of the large wet room. Inside the wet room, there is a niche cut out of the face of the extended vanity. I’ve never seen a feature like this in NYC to date. Add custom medicine cabinets with integrated lighting and custom fixtures by Clodagh and a new standard of Upper East Side luxury living has arrived.

THE FABULOUS EXTRAS
Amenities include a fitness center, a playroom, an art studio, an entertainment suite, a screening room, and a lounge with a catering kitchen. Clodagh has also brought us a wellness lounge with an infrared sauna. All amenities are located on the second and third floors of the development. Citizen 360 even has automated parking, a rare convenience in NYC.

With its residential entrance positioned on tree-lined East 89th Street and beautiful design aspects brought to us by Clodagh, this new development has a lot to offer. Located in Yorkville on the Upper East Side it’s one of the most premier locations to live and raise a family. Anbau Enterprises and SHoP Architects have brought some great value to this area since units are priced at a few hundred dollars less per square foot than most other offerings in the area. A unique combination of value, luxury, spa-like interiors, and amenities. Citizen360 is a great new addition to the neighborhood.
