Located in Tribeca at the corner of Church Street and Park Place, atop the Four Seasons Hotel is a premier condo offering what is redefining “luxury”—30 Park Place. Silverstein Properties and Robert AM Stern Architects have teamed up to build residences that have raised the standard of comfort. They couldn’t have picked a better spot. Located blocks away from 1 World Trade Center, The Oculus, and the 9/11 Memorial—everything you could ask for in a neighborhood—is close by. The South Street Seaport and Battery Park City are all easily accessible plus there’s shopping at Westfield Center and Brookfield Place just a block away.
The building itself is shared with the Four Seasons: The first 24 floors house the hotel with 185 keys. Floor 39 and above are comprised of 157 units of one bedroom to six bedroom condos with eleven penthouses, two of them duplexes. The combination of location, views, design details and amenities put 30 Park Place in a class of its own.
HIGH-END LIVING
As Larry Silverstein states, “With the Penthouse Residences, we’ve created a new model of high-end living in Tribeca.” Eleven unique half and full floor penthouses crown the top of the building, each including fireplaces and outdoor space. They all have unique layouts, but there are some constants that run throughout all. Look for soaring ceiling heights from 11’ 9” to 14’ 3” which create grand spaces. The flow of the layouts from a kitchen to formal dining room to great room to library and loggia’s are spectacular. The kitchens have oversized dining nooks that create a great family gathering space. The kitchens raise the bar of luxury with an all Gaggannau appliance package which includes double ovens, double dishwashers, and double stainless steel sinks with Kohler fixtures. Also, the marble backsplash single slab and the integrated Bilotta white oak cabinetry is also framed out with this marble, a subtle but very classy detail. (The only non-Gaggannau appliance is a Miele hood range that vents out.)
The great room has a limestone fireplace. One of the best design details in this unit is the double height loggia set off the grand room. The 400 square foot outdoor terraces provide for the best views in Manhattan of the New York Harbor, Brooklyn, Statue of Liberty, the Hudson River, and New Jersey. These spaces are large enough to fit seating, plantings, and still have room for walking around.
The bedrooms are also oversized and almost all have en-suite baths. A junior master bedroom in one of the duplex penthouses has a large built-out walk-in closet and the master bathroom features an oversized soaking tub. How do you top that? Well, with double master bathrooms set on each end of the bedrooms with double walk-in closets. One walk-in closet even has a dressing area. The bathrooms all have custom vanities designed by A.M. Stern that are done quite well. With round cut outs in the marble, this design detail flows down the legs. Large master bathrooms with rain shower heads and oversized soaking tubs all add up to a new level of luxury.
There are internal elevators in the duplexes, and the library rooms have wet bars.
HOTEL SERVICES AND MORE
The residences are managed by the Four Seasons brand which means room service and all hotel services are part of the amenities. The overall amenity package at 30 Park Place raises the bar. Of the 40k square feet of amenities, 7k are for residents only and are all located centrally on the 38th floor. Defining this new standard of luxury amenity space is the conservatory/lounge with double loggias on either side. An oval ceiling and entry way with marble columns marks the entrance. Design details such as the rounded doors that recess into the wall when fully opened reinforce this statement.
The gym and yoga room with double height ceilings overlooks the grand scenery. There is a children’s playroom designed by Roto and a private screening room with sound absorbing walls. The private dining room with catering kitchen is wholly unique. Designed for private dining events, there is a large attached catering kitchen.
Equally impressive is the 75-foot lap pool, with its underwater speakers. The pool is part of the spa featuring a total of seven treatment rooms; packages are available. There are separate locker rooms for residents, as there are private elevators to the common amenity spaces. Also available is what every New Yorker only dreams about: Valet parking. Additionally, the grand ballroom and separate meeting rooms can be reconfigured to your liking.
