CODA

Located at 23rd Street and 1st Avenue in Gramercy Park is CODA, a condo offering 114 one-to-three bedroom units and developed by Ben Shaoul of Magnum Real Estate. Although originally built as a rental in 2003, it has since been converted to condos. Close to the East Village, NoMad, and Union Square its location is excellent. It’s a great value play with the price per square foot being much less than most other offerings in this area.

IDEAL DESIGN
All the units are laid out ideally with open kitchen/dining/living rooms. The kitchens are what you would expect from a Magnum project with top notch Sub-Zero and Bosch appliances. They also come standard with microwaves, and the range hoods vent out. With integrated cabinets, deep stainless steel sinks, and Waterworks fixtures this quality kitchen design is something that Magnum Real Estate is known for. The one bedroom units feature tubs in the bathroom while the two bedrooms have a tub in one bathroom and a wet room in the master. One design detail to note is that the bathrooms have a beautifully custom-designed medicine cabinet with plenty of storage space, a nice functional ledge, and large mirrors. Most two bedrooms are laid out gallery style: The bedrooms are large and have lots of closet space. Units have windowed hallways, and all come standard with air conditioners and a GE washer/dryer package.

Amenities include a rooftop deck that is fully furnished and landscaped. There is also a second-floor roof deck with barbecue stations. There is a private fitness room programmed by The Wright Fit, private storage, and bike storage.

DOWNTOWN VALUE
CODA is an excellent value play in this market. As Ben Shaoul says, “We designed CODA at an attractive price point as compared to most Manhattan new development, and response to the property has been enormously encouraging.” All units have floor-to-ceiling windows and open, well laid out floor plans. The result: Beautiful sun-drenched apartments.
