INTERIORS/UNITS
Kudos to BKSK Architects and Champalimaud interior designers. They have hit the mark with all the proper design details associated with luxury development. Check out the oversized layouts with bedrooms to match featuring solid wood doors and pocket doors throughout with Valli & Valli brushed nickel door hardware. High ceilings and open layouts with floor to ceiling windows are also prime features. Some units have windowed kitchens and bathrooms, some even over the soaking tubs in the master baths. Many units have gallery style layouts.
The master baths have a variety of floor to ceiling marble including a beautiful Turkish marble with lilac veins with Dornbracht fixtures, recessed Robern medicine cabinets, and Rifra Milan vanities. The kitchen cabinets are unique, designed in collaboration with Poliform, with integrated cabinetry. The kitchen counters are a unique non-porous quartz, and the backsplashes feature a honed suede texture finish. The kitchens are of a warm natural tone. There is recessed LED lighting throughout, windowed hallways, some units have private outdoor space, and custom closets come standard in units on the 16th floor and above. All of the hallmark luxury designs and fixtures abound in these residences. But what distinguishes 200 East 21st Street from this overcrowded luxury market is their choice and implementation of sustainable, eco-friendly design decisions.
SUSTAINABLE ECO DESIGNS
Many new luxury developments feature some sustainable design details. 200 East 21st Street has committed to implementing a plethora with the direct intent of well-being and healthful living for its residents. The mechanicals include filtered water throughout all taps in residences. There are also air filters throughout apartments. They chose a full Miele package in kitchens because Miele has the highest energy rating of all appliances. Windows are double paned and insulated which mitigates sound and blocks UV rays. Windows combine with an efficient building envelope and exchange limiting gaskets provide natural light and minimize heat gain. State-of-the-art Daikin HVAC systems for zoned central air are standard. All fixtures, faucets, and appliances are water conserving. These are most of the eco-friendly designs inside each unit.
Common area and building eco-designs include a vertical green wall in the lobby to improve indoor air quality. A landscaped communal green roof designed by Halsted Welles Associates provides natural insulation and reduces “heat island effect.” There is a rainwater collection system on the roof to aid in reducing storm water run-off and is used for irrigating the plantings. A solar-powered domestic water production system provides 60% of the building’s hot water. A wind energy vendor offers the building’s electricity. Movement sensors throughout the common areas eliminate wasteful use of energy. This is a non-smoking building, AKA, Environmental Tobacco Smoke Control. This minimizes exposure to airborne pollutants and improves insulation between residences. I foresee no problems with 200 East 21st Street receiving its LEED GOLD certification.
AMENITIES
Significant amenities including 24-hour attended lobby and concierge, an extensive wellness center with gym, sauna, and treatment room are just the beginning. There is a resident lounge with dining area, entertainment area with a fireplace, and billiards table. There is also a landscaped rooftop lounge as well as bicycle storage (for purchase).
